• 95th & Metcalf

Metcalf South was a highly successful indoor shopping mall, but had slowly been vacated in recent years as development moved south. A developer purchased the land and put forth plans to demolish the mall and create a new strip center.  The proposed design did little place-making maintained an automobile-centered planning approach.  As the City of Overland Park had identified this parcel as a key development, with a wide mix of uses and increased density, I set about creating an alternate proposal for the site. This proposal puts the human experience first and creates a walkable neighborhood within a framework of appropriately scaled streets and public spaces, with a mix of uses.
